How Much Does Flooring Installation Cost in Kitchener-Waterloo? (2026 Price Guide)

Most homeowners in Kitchener-Waterloo pay between $5 and $9 per square foot for a new vinyl plank or laminate floor, materials and installation together. Hardwood and tile cost more. The number on your quote depends less on the floor you pick than on what is under it and around it.

This guide uses the rates we quote from our Waterloo showroom, so you can check any estimate you receive, ours included.

Price per square foot by floor type

All prices are in Canadian dollars, before HST, for a standard installation over a sound, level subfloor.

Hardwood installation depends on the method: $2.49 for click, $3.29 for nail-down and $3.50 for glue-down. Tile costs more to install because the work is slower: layout, cutting, setting, grouting and cure time. Carpet underpad is priced separately. Stairs are priced per step, not per square foot, for every floor type.

The extras that change a quote

Two quotes for the same room can differ by a thousand dollars because one lists these items and the other leaves them for later. Ask for each one as its own line.

Worked example: a 500 sq ft main floor

A typical Kitchener semi: living room, dining room and hallway, carpet coming out, click vinyl plank going in at $3.99 per square foot.

That works out to about $8.36 per square foot before tax, or $9.44 after. The plank itself is only about half of the bill, which is why comparing flooring on material price alone gives you the wrong answer.

What an install price does not include

A per-square-foot install rate covers laying the floor. In our quotes, and in most quotes you will see in the region, these are separate:

  • Removal and disposal of the old floor. Carpet comes up quickly. Glued-down hardwood or tile does not.
  • Floor preparation. Levelling a basement slab, screwing down a squeaky subfloor, or grinding high spots. Nobody can price this accurately until the old floor is up.
  • Stairs. Each step needs a tread, a riser and a nosing cut to fit, so stair installation is quoted per step. Landings are finished in plank with a matching stair nose.
  • Moving furniture and appliances, and removing or undercutting doors.
  • Baseboards. Shoe moulding covers the expansion gap without touching your existing baseboard. Replacing baseboards is a separate job.

Five ways to bring the total down

  1. Pull the carpet yourself. On 500 square feet that saves $450. Cut it into strips, roll it, and check your municipal bulky-item rules before it goes to the curb.
  2. Do connected rooms at once. One continuous floor needs fewer transition strips and one trip from the crew.
  3. Ask about in-stock and clearance lines. Warehouse stock avoids freight and can be on site the next day.
  4. Order the right quantity once. Ten percent over the measured area is standard for plank. A second small order costs more per box and may come from a different dye lot.
  5. Buy more, pay less per foot. Our volume pricing starts at 300 square feet and the discount grows to 2,000 square feet and up.

How much does it cost to install 1,000 square feet of vinyl plank in Kitchener-Waterloo?

Plan on $5,000 to $8,500 before HST for material and installation over a sound subfloor. Carpet removal adds about $900, and shoe moulding and transitions usually add $500 to $800.

Is it cheaper to install laminate or vinyl plank?

They are close. Vinyl plank installs from $2.29 per square foot and laminate from $2.49. Laminate material is often a little cheaper, and it usually needs a separate underlay, so the totals end up within a few hundred dollars of each other on most jobs. Why can't I get a firm price for floor preparation up front?

Because the subfloor is hidden until the old floor comes out. We bill self-levelling compound by the bag actually used, so you pay for what your floor needed and nothing more.

How long does installation take?

A 500 square foot click vinyl or laminate floor is usually one to two days including carpet removal and moulding. Tile takes longer because thinset and grout need time to cure.

Do you charge HST on installation?

Yes. HST at 13% applies to both materials and labour in Ontario. The prices in this guide are before tax.
