Basement flooring is one of the most common conversations we have at Advanced Flooring. Most Waterloo-area homes have finished or semi-finished basements, and the flooring choices are genuinely different from the rest of the house. Get it wrong and you're dealing with warped floors, mould issues, or a do-over within a few years. Here's how to get it right.
Why Basements Are Different
Two things make basements different from above-grade spaces: moisture and temperature. Ontario basements experience humidity swings throughout the year, condensation on concrete slabs in warm weather, and cooler year-round temperatures. Even a basement that seems perfectly dry can have enough ambient moisture to damage flooring that isn't rated for it.
The golden rule: never install solid hardwood or standard laminate in a below-grade space. Both are vulnerable to moisture in ways that can't be reversed.
The Best Basement Flooring Options
1. Luxury Vinyl Plank (LVP / SPC) — The Top Choice
SPC (Stone Plastic Composite) vinyl is the most popular basement flooring we install in Kitchener-Waterloo, and for good reason. It's 100% waterproof, floats over concrete without fasteners, tolerates temperature variations well, and is available in styles that look like real hardwood or stone.
What to look for in a basement LVP:
- SPC core (stone polymer composite), not WPC — denser and more moisture-resistant
- Wear layer of 12 mil minimum; 20 mil is better for high-traffic basements
- Attached IXPE or EVA underlay, which adds thermal insulation and noise dampening
- Thickness of 6mm or more for the best feel underfoot over concrete

2. Porcelain or Ceramic Tile
Tile is 100% waterproof, extremely durable, and works beautifully in basement recreational rooms and home gyms. The downsides are that it's cold underfoot, hard on joints, and grout can be tricky to keep clean. For a basement laundry room, storage area, or gym, it's an excellent choice. For a living area where you'll be barefoot, most people find it uncomfortable.
3. Engineered Hardwood (With Conditions)
Engineered hardwood can work in a basement if conditions are right: the space must be climate-controlled (heated in winter, dehumidified in summer), the slab must be dry with no history of leaks, and the humidity must be kept between 35-55% year-round. If your basement ticks all these boxes, floating engineered hardwood looks beautiful and adds warmth.
Do not use solid hardwood below grade under any circumstances.
4. Carpet
Carpet over a warm, dry basement is comfortable and budget-friendly. The risk is that it retains moisture and can harbour mould if there's any dampness. If you choose carpet for a basement, use a moisture-barrier underpad and keep the space well-ventilated. A solution-dyed nylon broadloom will resist stains and fibre degradation better than polyester in a humid environment.
Subfloor Considerations
Most Waterloo basements have a concrete slab. Before installing any flooring:
- Test for moisture with a calcium chloride test or plastic sheet test (tape plastic to the slab for 24 hours — condensation means you have a moisture problem)
- Ensure the slab is flat to within 3/16" over 10 feet for floating floors
- Address any cracks, drains, or low spots before installation
- Use a vapour barrier under any floating floor going over concrete
